• Median Home Price increased 12%
• Number of Homes Sold decreased by 7%
• Homes Under Contract Decreased by 23%
• Number of Homes For Sale decreased 7%

• Months Supply Of Inventory increased to 3.4 months
Months Supply of Inventory is also known as Absorption Rate. A “Balanced” market is about a 6 month supply of homes. Less than 6 months supply is a seller’s market and more is a buyer’s market.
Clients usually focus their home searches in either in North Overland Park, or South Overland Park. The dividing line is North of I435 or South of I435. To make it easy we created separate home search buttons.
If you are new to the KC area, the homes in Northern Overland Park tend to be a little older and a little smaller than homes in Southern Overland Park. Northern OP is a few minutes closer to Waldo, Brookside and the Plaza. The homes in general are well constructed and the neighborhoods are lined with established trees. The average home price is $197,000 for homes sold in 2016. The students in North OP attend the Shawnee Mission School District.
Southern Overland Park Homes were mostly built after 1990 and students attend the Blue Valley School System. The average 2016 sold home price is about $397,000. Southern Overland Park is very convenient to the shops and restaurants at Leawood Park Place and Town Center. Employers located in South Overland Park include Sprint, OptumRx, Teva, Black and Veatch, Century Link and more. Overland Park Kansas
With a population of nearly 185,000 residents, this Kansas City suburb is the second most populous city in Kansas. Older areas in the north part of the city feature meandering lanes and tree-lined residential districts.
